Construction sofa during renovation: doubts resolved bluntly

What almost no one tells you before ordering a built-in masonry sofa

A built-in masonry sofa isn’t bought like a conventional sofa: it’s built. It’s laid with brickwork, rendered, and finished once the room already has flooring and walls. That completely changes the questions you need to ask yourself. Here are the doubts that come up most often on real job sites, with concrete answers and no inflated promises.

Frequently asked questions with concrete answers

How long does it take to be usable from the moment it’s built?

The masonry bench (the structural base) can be built in a single working day. What sets the timeline is the curing of the mortar and the render: according to technical documentation from mortar manufacturers, it’s advisable to wait several days before applying waterproofing or upholstery. If it rains or ambient humidity is high, that period gets longer. There’s no universal figure: it depends on the thickness, the type of mortar, and the ventilation of the room.

Can it be used before it’s upholstered?

Yes, and many people do. The masonry sofa works as a rigid bench from day one. The problem arises when someone sits on it while the render is still fresh: clothes get marked and the surface layer gets deformed. A common mistake on renovations is using it as temporary material storage; the weight concentrated in the center can crack the bench if the mortar hasn’t set properly.

How much weight can it really hold?

A well-built masonry bench on a slab supports the weight of several people without a problem, because it works in compression. The weak point isn’t the bench: it’s the edge finish and the junction with the floor. If the sofa cantilevers without reinforcement, the edge chips away. On job sites I’ve seen cantilevers of more than 30 cm without rebar: they end up splitting at the corner.

Is it cheaper than a store-bought sofa?

It depends on the finish. The brickwork and mortar are inexpensive; the real cost is in the custom upholstery, the cushions, and the finishing. If you compare it with a mid-range sofa, the masonry sofa usually comes out competitive. If you compare it with a cheap big-box one, no: the custom upholstery can exceed the price of the entire sofa.

What about damp and mold?

It’s the most serious limitation. A masonry bench in contact with a damp wall or in a poorly ventilated room can transmit moisture to the upholstery. Before upholstering, you need to make sure the enclosure is dry and, if there’s a risk, apply a waterproofing primer. This doesn’t work in basements with active seepage or in retaining walls without drainage: there the masonry sofa becomes a problem.

Can it be done in a rented flat?

It’s a permanent renovation. If the contract requires returning the property to its original state, you’ll have to demolish it. Ask the owner beforehand and consider whether it’s worth it for a short stay. For rentals of just a few years, a conventional modular sofa is more sensible.

How is it cleaned and maintained?

The bench itself requires no maintenance; the upholstery does. Removable cushion covers make cleaning easier; fixed ones force you to dry-clean or use foam. The edge of the bench, being rigid, accumulates dust at the joint with the floor: it’s worth finishing it with a baseboard or sealing it so it doesn’t fill with dirt.

And if I later want to move it somewhere else?

It doesn’t move. It’s part of the construction. If you plan to reorganize the living room in the future, the masonry sofa ties you to one layout. That’s the price of having a seat integrated into the architecture.

A detail you only learn on site

The interior cavity of the bench is tempting as storage, but if you close it with a heavy lid and no ventilation, it accumulates damp and odor. If you use it as a storage chest, leave vents and check that the interior is dry before storing textiles.

In short: the masonry sofa is a solid solution when the room is dry, the layout is stable, and the upholstery is budgeted for from the start. In all other cases, it’s worth rethinking.
